The Estate
Industrial modern. Completely private.
The house sits on a hilltop lined by century-old stone walls and trees, with views across New York, New Jersey, and Pennsylvania. Floor-to-ceiling glass wraps the main living floor. Light moves through the house all day.
The main residence is about 3,500 sq ft, with a separate 1,000 sq ft pool house and a 4-car garage. Two outdoor decks, a long dining terrace, and a pool that looks out over the ridgeline.
Guests keep saying the same thing: it feels like a West Coast house dropped onto a Hudson Valley hill — and you forget you are only an hour and a half from the city.

Most guests find Livari Farm in July. The house is built for the other nine months too: glass walls onto winter ridgelines, a movie room, long tables, a year-round hot tub, and ski mountains close enough for a morning run.
In winter the pool is closed. The hot tub stays on. Come for a Friday-to-Sunday ski base, a holiday week with the whole family, or a quiet January when the city feels loud and the hill is still.

Photoshoots, film, and corporate days are welcome.
The house has hosted production and event use before — industrial glass, 5,300 sq ft across main house and pool house, a 4-car garage for staging, and 14 private acres. We welcome photoshoots, film and video, brand days, and corporate offsites.
Special events must be disclosed before you book. Tell us what you are planning — guest count, vendors, timeline, and whether you need lodging the same night. No quiet-hours policy on the house, but events still need approval so we can staff and protect the property.
